could someone please tell me what the definiton of non-casualty repair? This term was used in a rental agreement and I am just curious what it means can't seem to find a full defintion.

Casualty, in terms of insurance, can mean either death or injury, depending on the type of insurance.

In a slightly different context, casualty refers to an "unexpected, unusual and sudden" event, and relative to that, non-casualty often designates something that was unexpected and unusual but not sudden; although it could mean anything that isn't a casualty. If your house is hit by a tornado, that's a casualty. If the structure is attacked by termites, that is not a casualty - it is unexpected in that you probably didn't know they were there, unusual in that most houses are not being eaten by termites, but not sudden, because they do their damage gradually.

Thanks I am selling my home on a rent to own basis and gave the lady a chance to make up her own contract and she is asking me to fix all non-casualty repairs within 15 days of notice. I did not agree to fix anything I was selling house as is.
